How we work

How long it takes, how the contract runs, and what happens if something changes.

Every client asks the same three questions at the first meeting, and here they are answered before it.

Programme

Brief to move-in, step by step.

  1. 01

    Brief 1 to 2 weeks

    Neil Purdon takes the first call. A director then walks the floor with you, collects the base build drawings, the Cat A specification and the landlord's fit-out guide, and writes the brief, which you sign off before anything is drawn.

  2. 02

    Design and price 3 to 5 weeks

    Neil Purdon prices each drawing issue, so a change in the layout appears in the next cost plan and you see both. The price is competitive and you read the cost plan line by line, in 16 named sections.

  3. 03

    Contract 1 week

    You buy the job single stage, two stage or negotiated, to the same itemised cost plan. The brief, drawings, cost plan and programme are bound into the contract with its Date for Completion, and we hold that date.

  4. 04

    Build 6 to 14 weeks

    Nothing mobilises until a director signs the readiness review. Kelvin Carr runs the project, Cristian Alexandru the subcontractors and a site lead the floor. A change is priced in writing and built once you have agreed it.

  5. 05

    Handover 1 week

    Completion criteria are agreed with you in advance, and no snag closes until we have verified it. You receive the O&M manuals, as-builts and health and safety file at practical completion, and Neil Purdon stays to agree the final account.

A 10,000 sq ft Cat B typically runs 14 to 20 weeks from the first meeting to handover.

Contract and payment

Plain terms, dates kept.

The contract is JCT Design and Build 2024, or JCT Intermediate with contractor's design for smaller jobs, and the price and the programme are written into it.

Applications for payment go in on dates agreed when the contract is signed, usually monthly, and you hear what each one will contain before it lands. A change to the scope is priced in writing and approved by you before it is built, and the final account is the sum of what you approved.
